Flooding and the drainage project

From the start of 2025 to 20 November 2025 the city logged 75 days of tide above alert level 1. The Department of Construction named An Khanh ward among the riverside, low-lying areas most affected.

Its list of 12 flooded points, 0.1-0.3 m deep, includes Nguyen Van Huong, Vo Nguyen Giap and Mai Chi Tho. Tien Phong names Thao Dien, Quoc Huong, Xuan Thuy and Nguyen Van Huong streets as regular flood points.

A drainage upgrade for those streets began on 25 October 2025 with funding of nearly VND 224 billion. In September 2026 a transport-centre representative said the drains, road raising and pavement works were largely done, with two pump stations still under construction and completion expected in 2027. Nguyen Van Huong Street is being raised to at least 1.9 m.

The tide season in the south runs from the 8th to the 12th lunar month. This year’s peak is forecast at Phu An station for 27-29 October. The lists name streets, not buildings.

Deposit, electricity and internet

Deposits are usually 1-2 months, typically 2 months’ rent. Expect management, electricity, water, parking, internet and cleaning fees on top of rent and deposit.

Household electricity is billed in six tiers, from VND 1,984 per kWh for 0-50 kWh to VND 3,460 per kWh from 401 kWh. These prices exclude VAT. A landlord who charges a tenant more than the regulated price at the household rate faces a fine of 20 million to 30 million VND.

FPT’s September 2026 page lists Internet GIGA at VND 195,000 a month with 300 Mbps. The cost of living guide adds water, food and transport.
