Binh Thanh Guide: Rent, New Wards, Metro, Flooding

A one-bedroom in Binh Thanh averages 5 to 23 million VND a month by building in October 2026 listings. Vinhomes Central Park is 9.5 to 17 million. Thanh Da, in Binh Quoi ward, is among the areas most hit by tides.

Binh Thanh is now a ward, one of five in the old district: Thanh My Tay, Gia Dinh, Binh Thanh, Binh Loi Trung and Binh Quoi. Thanh Da, in Binh Quoi ward, is among the areas most hit by tides.

Rent in Binh Thanh by apartment size

Budget from the October 2026 listing averages, drawn from 7,637 listings. The January 2026 area statistics below are context.

First-hand rent contracts come straight from the landlord or housing company. Second-hand contracts are sublets, and they usually cost more.

Vinhomes Central Park, Saigon Pearl, Sunwah Pearl, Pearl Plaza and City Garden are the dearest buildings in the district. One- or two-bedroom flats suit small households at about 9 to 20 million VND a month.

Rent by project: October 2026 listings

One-bedrooms here are 30-65 m2, two-bedrooms of 55-95 m2 and three-bedrooms of 85-140 m2. A project figure is one building, not the area. Rents by project, in VND a month:

Saigonres Plaza is 8 to 11 million VND for two bedrooms and 12 to 15 million VND for three. These are asking prices, not final rent.

Which wards Binh Thanh is in now

The former Wards 12 and 14 and Ward 26 became Binh Thanh ward. The former Wards 19, 22 and 25 became Thanh My Tay ward. The former Wards 27 and 28 became Binh Quoi ward.

The former Wards 1, 2, 7 and 17 became Gia Dinh ward. The former Wards 5, 11 and 13 became Binh Loi Trung ward.

On listings, Vinhomes Central Park, Riverside 90, Saigonland and Opal Saigon Pearl sit in Thanh My Tay ward, and The Morning Star Plaza in Binh Thanh ward. Use the new ward name on contracts and registration. The address format guide shows how to write it.

Schools and preschools

Hospitals

Vinmec Central Park International Hospital is at 208 Nguyen Huu Canh Street, Thanh My Tay ward. Its intensive care and emergency department works 24 hours every day, including weekends and holidays. Its hotline is 0283 6221 166.

Hoan My Sai Gon General Hospital is at 295 Phan Xich Long Street, Cau Kieu ward.

Landmark 81, food and the bus station

Landmark 81 SkyView is at 720A Dien Bien Phu Street, Thanh My Tay ward. Pho Chao is at 52 Nguyen Cong Tru Street, Thanh My Tay ward.

Getting around: metro, bus and ride-hail

Metro line 1 has 14 stations, and Van Thanh Park and Tan Cang sit between Ba Son and Thao Dien. Parking for cars and bikes was set up at Van Thanh Park station when the line opened.

Single-trip fares run from VND 7,000 to VND 20,000 for cash and VND 6,000 to VND 19,000 without cash. A monthly pass costs VND 300,000. See the Metro line 1 guide for hours and ticket apps.

Buses on 134 routes are free from 1 July to 31 December 2026. From 1 October passengers verify with an ID card, VNeID, a bank card, an e-wallet or the MultiGo app.

From 10 October 2026, 13 bus routes temporarily change their path for construction of Metro Line 2 (Ben Thanh to Tham Luong). They are routes 5, 6, 13, 14, 28, 30, 38, 65, 69, 103, DL01, DL02 and DL04.

Flooding and the Thanh Da record

From the start of 2025 to 20 November 2025 the city logged 75 days of tide above alert level 1. The Department of Construction named Thanh Da, in Binh Quoi ward, among the low-lying riverside areas most affected.

Its list of 12 flooded points in the old city area, 0.1-0.3 m deep, includes Binh Quoi. From 20 to 25 October 2025 flooding was recorded on the Binh Quoi - Thanh Da road. An official said Thanh Da flooded because the land is low against a 1.82 m tide peak, so water overflowed the embankments and walls.

The tide season in the south runs from the 8th to the 12th lunar month. This year’s peak is forecast at Phu An station for 27-29 October. The city told local authorities to review vulnerable areas and keep people and vehicles away from deep or fast water.

Weigh traffic and flooding when you choose a Binh Thanh apartment. Binh Quoi and the Binh Quoi - Thanh Da road are the streets to avoid at the highest tides.

Deposit and utilities

Deposits are usually 1-2 months, typically 2 months’ rent.

Household electricity is billed in six tiers, from VND 1,984 per kWh for 0-50 kWh to VND 3,460 per kWh from 401 kWh. These prices exclude VAT. A landlord who charges a tenant more than the regulated household price faces a fine of 20 million to 30 million VND.
